The setting is spectacular as the land is gently rolling with an even tree distribution, all surrounded by dramatic views and mountain sides. School Creek Ranch

Posted on: September 9th, 2017 by Drew Colvin

One of the best live water ranches in the area. Located approximately 15 minutes from Lampasas and around 1 hour 15 minutes from Austin. Rolling topography with over 150 ft of elevation change and outstanding views from many locations. Most of the cedar has been cleared, leaving thickets of hardwoods, including live oak, Spanish oak, elm, pecan, Burr oak, and mesquite. Clear flowing School Creek meanders through the ranch. There are several dam sites on the 2,000+ ft of creek frontage. Additional surface water includes a beautiful multi-acre lake, stocked with bass (8-10 lb bass have been reported caught). The lake held up very well during the recent drought. There are two coastal fields along the creek and there is a good cover of native grasses. The ranch has a good mix of woods and open pasture. Deep wooded draws have seep springs and there are old dry stack rock walls above the fields.

Hunting and fishing is excellent. Game includes deer, turkey, dove, quail, ducks, and hogs.

There is a neat 3 bedroom, 2 bath home with two living areas, and screened in porch. The house was remodeled a few years ago and is an ideal weekend home. Water to the house is supplied by a well (approx. 50 GPM). A community water tap has been purchased and is available for use.

This ranch has a lot of variety packed into one place- great surface water, strong well, hills, draws, productive fields, and towering trees.

The Big W Ranch is a fantastic high fenced ranch with loads of character. The ranch is located on a quiet paved county road, 20 minutes east of Lampasas and is a little over an hour from Austin, 2.5 hours from Dallas/ Fort Worth, and an hour from Waco.

With over 140 feet of elevation changes, the diverse topography offers everything from spectacular 360 vistas to productive bottomland fields. Good tree cover provides cover for game and there are plenty of locations for food plots. Two ponds provide water for game and livestock.

Improvements consist of a really neat 3 bedroom and 2 bath home. Built in 2006, the 2,320 sq. ft. (Lampasas CAD) home, has a metal roof, limestone exterior, stained concrete floors, rock fireplace, covered porches, and a 2 car garage. Water to the home is provided by Kempner Water. In addition there is a 30 X 50 metal barn/workshop, with concrete floor and includes a built hydraulic truck lift. A small travel trailer is near one of the ponds and is hooked up to a well and septic.

Excellent hunting for white tail, dove, and turkey. If you want to stock exotics, the high fence is in place and ready to go.
The Big W Ranch is an exceptional place that is ready to go. Nothing to do here, but hang your clothes up, fill the feeders and enjoy.
