Incredible waterfront ranch less than one hour from downtown Houston. The ranch has nearly 6,000 of frontage on the West Fork of the Double Bayou which is a deep navigable waterfront that leads directly to Trinity Bay. Cross fenced property with three homes on well landscaped waterfront with 600 of bulkhead and three lighted fishing docks. Terrific get away from Houston in a very private setting. Enjoy the deep waters of the Lampasas River! This ranch boasts 1/3 mile of riverfront diversity. The bulk of the river frontage is deep water perfect for canoeing, swimming and fishing. The north end of the river boundary is shallow with a flat, stone bottom making a nice place to sit in lawn chairs with the cool water flowing under your feet.

Wildlife is abundant on this ranch. Dozens of whitetail deer can be seen grazing at once in the oat fields or resting under the pecan and oak trees. There is a nice herd of free range axis deer that frequent the property as well. Dove, turkey and hog hunting has also been successful in recent years. A ring-tailed cat has even taken up residence in one of the old barns on the property.

This river ranch has many beautiful, shaded areas covered with oak and pecan trees. The pecan grove has nice wet weather creek meandering throughout. Portions of the ranch consist of very fertile, improved pasture producing hay and oats. This ranch is the perfect combination of riverfront recreation and livestock grazing.

There are several old barns and a windmill at the entrance creating a charming, rustic feel to the property. This ranch has just under 1 mile of road frontage on CR 32! Power has been brought to one of the barns giving light and RV hookups. County water is available along the road frontage. Property is currently under Ag. Exemption.
