PROPERTY DESCRIPTION

Tract S consists of 202.04 acres. This tract combines both B and C. the price includes a $12,000 fencing allowance which is designed to fence the entire ranch. An old homestead is located on the southern end of the ranch along a seasonal creek called Pompey Creek. There is roughly 3000 feet of frontage along Pompey Creek. Whitetail deer, Turkeys, Mourning Doves, and an occasional hog frequent Pompey Creek. The creek area is home to many species of Pecan trees, Live Oaks and Elms. Impounding water along the creek is a possibility. Over 100 pecan trees were recently cleared along the creek. These pecan trees can be outsourced to individuals who will manage the pecan crop for a portion of the proceeds.

An old homestead was built on this Ranch over 100 years ago. The previous owners father was born on site. The homestead consists of a functional cellar which could be used for storage, a wine cellar, or storm shelter. All that is needed is a functional door. Although uninhabitable, the interior lumber on the old home site is in great shape and could be repurposed to construct a new dwelling on the same site. Majestic, 200 year old live oaks are present around the homesite. A windmill and cistern are also present. Two railcars that were built in 1917 function as storage sites surrounded by fenced paddocks.
Approximately 30 acres of fenced small grain pasture exists on the southern section of the ranch. A recent conversation with an area rancher involved managing the wheat field by planting Milo or Sudan in the summer months and winter wheat in November. No investment in tractors or equipment is needed by the perspective owner. The area rancher will plant the Milo and wheat at no charge to the ranch owner. Milo could serve as an attractant to the Mourning Doves in the area. Wheat attracts any number of wildlife including turkeys and Whitetail deer. Two hunting blinds exist on the northern section of the wheat field.

The clear three-quarter acre pond is located on the Northeast section of the property. The pond has held water for over 60 years and is but has never been cleaned out. Building sites are present along Pompey Creek, along a watershed in the central portion of the ranch, and on the northeast section of the ranch. A soil profile and drainage analysis was performed on a potential pond site in the central portion of the ranch. Power, provided by Comanche Electric Co-Op, is present at multiple sites. Access to the ranch could be by newly constructed private 2400 ft. road or by a separate locked entrance along County Road 199. Deed Restrictions and a Road Maintenance Agreement are available on Tract S. High-speed buried Internet cable is also available by Central Texas Telephone if so desired. The Noble Research Institute in Ardmore, Oklahoma is available for management advice at no cost to the Ranch owner. The individual ranch owner can either select a wildlife or an agricultural property tax exemption for the ranch.
