Tract R consists of 287.3 acres. This tract combines both Tracts A and D. The price includes a $17,000 fencing allowance which is designed to fence the entire boundary of the ranch. One option includes a neighbor to the West who has expressed an interest in fencing a portion of the Western boundary at his cost in trade for grazing cattle over the ranch until the fencing debt is paid. Abundant native grasses are noted throughout as the ranch has not been grazed in the last several years. A clear three-quarter acre pond is found on the Northwestern section of the ranch. Electricity, provided by Comanche Electric Co-Op, touches the southwestern section of the ranch and is found on the entire eastern border the ranch.
