415 Ranch

Posted on: October 4th, 2017 by Drew Colvin

The 415 Ranch is an excellent hunting/recreation ranch located about an hour from Austin, 15 minutes from Lampasas or Burnet, and 25 minutes to the Highland Lakes. The ranch fronts paved County Road 103.

With over 100 ft. of elevation change, the rolling topography offers outstanding views, but is not rugged. Numerous open meadows, surrounded by heavy tree cover, are ideal for food plots or improved grasses. Cover consists of various oak species, elm, mesquite, and cedar. The owner is in the process of reworking and expanding 3 ponds and the topography and watershed present the opportunity for more ponds or lakes. In addition, the owner is cutting interior roads to make all parts of the ranch accessible by vehicle. Outstanding hunting and if you are looking for a ranch to high fence, this one fits the bill.

Ranches of this size and quality are getting few and far between, within a short drive of Austin. Being located in the popular and fast growing corridor northwest of the Capitol City, the potential upside of this land can’t be stressed enough. If you are looking for a bigger place, there is additional adjoining land available.

The Latigo Ranch is the perfect legacy ranch. Exceptionally scenic and perfectly suited for family gatherings, entertaining, sports and livestock. Located about 45 minutes northwest of Austin and three hours from either Dallas or Houston. The setting is spectacular as the land is gently rolling with an even tree distribution, all surrounded by dramatic views and mountain sides. The pastures are placed like golf course fairways and the headwaters of Hairston Creek meanders diagonally across the entire property. The headquarters is an inviting rock home placed beside the creek. Built in 2002 consisting of 3 bedrooms and 2 1/2 baths, and it is fully up to date. Being about 2,000 sq. ft. it is just the right size and has approximately 1,200 sq. ft. of outdoor deck and covered porch, all enclosed by a welded pipe fence.

The guest house originally dates back from 1965, but was stripped down to the bare studs in 2002 and completely rebuilt. The 1,200 sq. ft. home provides modern comfort with its large open living area, up to date kitchen and 2 bedrooms with bath. Your guests will not only be kept in total comfort but will enjoy complete privacy.

The barn is a welded steel ICM 30′ x 40′ enclosed structure on a concrete slab with 3-12′ roll-up overhead doors. There are two 40 x 20 overhangs that are used for equipment storage on one side and for a wash rack and stock shelter on the other. The working pens are located on the south side of the barn and are made of 2 3/8″ welded pipe. There is also a small office/apartment (13′ x 13′) in the barn and the owner has installed a 1,000 gallon septic system to serve it.

This is a true trophy ranch that many desire but rarely find. Call today, additional acreage available.

First time offering in over a century. The Reavis Ranch is located less than one hour from Austin, on the Burnet and Bell County line. The ranch fronts paved CR 221, just off of FM 2657. Nearby Copperas Cove provides grocery shopping and restaurants. Killeen is around 20 minutes away and has mall shopping, restaurants, and a hospital.

The varied terrain gives the ranch a much bigger feel than the actual acreage. With over 200 feet of elevation change, there are big views from several locations. Gregory Creek meanders through the property and the water flows clear over the rock bottom. There are waterfalls, limestone bluffs, and has numerous dam sites. In addition to the creek there is frontage on the Lampasas River. Tree cover is fairly dense, providing excellent habitat for game. The open meadows are ideal for food plots. Along the river is a 50 acre coastal field. There are 4 wells.

Improvements include a nice 3-1 brick home (1,747 sq ft). The home is well suited for a weekend home or foreman’s residence. There is also a small hunter’s cabin.

Lazy I

Outstanding ranch with loads of variety and character. This diverse 777.9 acres feels like several different ranches in one and feels much bigger than it is. The rolling topography has over 150 foot of elevation change and offers spectacular views from numerous high points. Productive bottom land fields are well suited for improved grasses or food plots.

There is a beautiful pecan bottom along the bank of Bennett Creek. Bennett Creek is a major tributary of the Lampasas River, and there is over 2,000 feet of frontage on the creek. In addition to the creek there are several ponds. Draws and feeder creeks provide additional lake sites. During the drought, the Seller has reworked and lined 2 of the largest ponds. There is a spring fed pond that held up well in the drought and is stocked with bass. Excellent tree cover consisting of live oak, spanish oak, elm, mesquite, pecan, and cedar. The hunting is excellent and this ranch would be ideal to high fence.

Improvements include a 50×80 barn with living quarters and a bathroom. On one end of the barn is a 15×50 covered area. There are several miles of new fence.

Krebbs East Ranch

Posted on: April 22nd, 2016 by Drew Colvin

The Krebbs Ranch is one of the best values on a large tract that I’ve seen in a while. The ranch is an easy 45 minute drive from Austin and is less than 30 minutes to the Highland Lakes. Shopping and medical care is 15 minutes away in Burnet or 30 minutes to Lampasas.

This is land with loads of character. The topography is gently rolling, with 100 foot elevation changes. There are tasty views from several hilltops. The land has good tree cover, including huge live oaks, post oak, spanish oak, elm, mesquite, and cedar. There are open meadows that are ideal for food plots. The ranch has not been overgrazed and has a good cover of native grasses. The hunting is excellent and wildlife includes deer, turkey, dove, quail, ducks, and hogs. If you like to fish, a multi-acre lake and a spring fed pond are stocked with bass and perch. 5 more ponds provide water for wildlife and livestock and the topography lends itself for additional lakes and/or ponds. A seasonal creek meanders through the ranch and could be dammed to create a nice stretch of water.
There is an old farmhouse that is used for hunter’s quarters. If you are looking for a ranch to high fence, it doesn’t get any better than this one.

Tracts of this size are few and far between and rarely available for purchase. The ranch has a multitude of uses, from hunting, recreation, livestock, to future development.

The owners will divide into large tracts.

Approximately 15 minutes east of Gatesville on paved CR 267. Less than 2 hours from Dallas or Austin and 30 minutes from Waco. There is over 1.3 miles of CR 267 frontage.

Drop dead gorgeous ranch in a beautiful neighborhood of quality ranches. Pride of ownership is evident from the time you drive through the gate. The owners have taken great care of improving and maintaining the land. Most of the cedar has been cleared, leaving a park of oak, elm, and pecan trees. There is approximately 100 acres of improved pasture. The land has varied terrain with over 150 foot elevation change. There are big, picturesque views from the upper elevations.

Absolutely incredible live water. Over 1.3 miles of clear flowing Coryell Creek winds through the ranch and 3 concrete dams create tremendous fishing and swimming areas. Much of the brush has been cleared on the creek, allowing hiking and fishing along the banks. In addition to the creek there is a beautiful large lake, stocked with bass and clear enough to swim in, and a pond on the hill. The lake The creek, pond, and lake did not go dry during the recent multi-year drought.

A very nice 2-1 home has been remodeled and makes a great weekend residence. Sit out on the covered front porch and enjoyed the view of the lake. Water to the house is supplied by Mountain Water Supply. In addition to the house is an implement barn, with concrete floor.

The ranch has not been hunted in years and there is an abundance of game, including deer, turkey, dove, and ducks. Recreational opportunities are endless and the productive land is geared for cattle or horses. The ranch is currently under an Agricultural Wildlife Exemption.

If you are looking for a ranch that has loads of character, fantastic water, and is ready to go, then the Creekside Ranch is worth a look. Just hang up your cloths, put up your toothbrush, and start enjoying.
